Patina Developments is a custom home builder and development company based in Metro Vancouver. We focus on residential projects that combine thoughtful design, honest craftsmanship, and a calm, accountable build process. Our name comes from the way good materials and good work age—developing character rather than wearing out.

We build custom homes, laneway homes and garden suites, and multi-family development, and offer project management across Vancouver, Richmond, Burnaby, North Vancouver, Delta, Surrey, and Coquitlam. Rather than specialising in a single service, we cover the full scope a property owner might need—so if a project starts as a custom home and grows into a laneway or multi-family development, you're not handed off to a different company mid-build.

Every city we work in has its own bylaws, height limits, and permit path. We treat those differences as real, not as a detail to round off, so the design and budget we hand you reflect what your specific lot actually qualifies for.
